South Beach Miami has long been one of America’s paradoxical capitals of luxury and hedonism. Like Las Vegas, the bipolarity is part of the allure. Where else can you find $10,000 a night hotel suites and $20 million penthouse apartments an elevator away from nightclubs and liquor stores that never close? For hotel and real estate developers, however, it’s a treacherous balancing act which, even if slightly off the mark, can quickly crush even the most conservative projections.

The shiny white 2015 Tesla Model S concierge car parked out front pretty much sums up 1 Hotel & Homes’ eco-hedonism ethos and its South Beach success since it opened back in March 2015. Originally envisioned by Barry Sternlicht of Starwood Capital and developed by Richard LeFrak, the 425-room, 168-suite, LEED-certified hotel, including 29 private penthouse residences on the top two floors (a four-bedroom facing the Atlantic Ocean is listed for $18 million), is intended to reflect the simple, unconscious symbiosis between people and nature incorporating organic materials, natural textures, and a bleached-out, Hamptons-evoking color palette, while sacrificing nothing when it comes to luxury, technology, or trend setting. In February this year, 1 Hotel South Beach was ranked #10 on Travel & Leisure magazine’s “It List” of the 50 Best New Hotels On The Planet. And featured in Forbes.

But many people, especially newly minted millionaires from South American, Europe, and Russia, often like their caviar suites and pied–à–terre penthouses served with a loud dose of club music and Brazilian bikinis. To deliver both without cross-cannibalization is a prize in practice that even the world’s most sophisticated development companies are still trying to perfect.

If there’s a pièce de résistance that captures 1 Hotel & Homes’ essence of living rich while living hip, it’s the adults-only, 26,000 square foot rooftop pool and club called 1 Rooftop. Floating 150’ over the Atlantic Ocean with unobstructed views up and down South Beach, 1 Rooftop is South Beach’s largest rooftop pool and lounge, and America’s newest and undisputedly hottest rooftop destination. On the real estate side, it’s one of the last things that 1 Homes’ real estate agents from Douglas Elliman show prospective buyers, because it typically seals the deal. During the day, don’t even think about getting a chaise lounge around the pool unless your business card says “Personal Assistant to Beyonce”. After sunset, the restaurant at 1 Rooftop open for lunch and dinner, called Watr (1 Hotel even saves resources on naming rights) transforms into one of South Beach’s hippest new restaurants serving a tropical Polynesian meets Japanese infused menu that encourages eating lightly, drinking liberally, and savoring one of the best views in South Beach.

The other masterful blending that 1 Hotel & Homes achieves is the delicate balance between residents and hotel guests. Owners of 1 Homes’ 151 residential units and penthouses share access to 1 Hotel’s four pools, five restaurants (including three with menus inspired by Top Chef celeb and James Beard-award winning chef Tom Colicchio), the 18,000 square foot wellness center, gym, and spa, meeting rooms, business center, and 600’ linear feet of pristine Atlantic Ocean beachfront with hotel guests, and that’s not always an easy commune to manage.

If I’m a successful South American or European entrepreneur (50% of 1 Homes’ buyers and residents are from outside of the U.S.), and want to invest upwards of $10 million in South Beach penthouse, I’m probably buying in cash and it’s a safe bet that I have another $50 million parked elsewhere. These people fly into Miami from Sao Paolo or Manhattan in private jets, and many of them don’t want to be bumping shoulders for a drink at the pool deck bar with hotel guests just in town for the weekend.

To balance this, 1 Homes’ owners have a private entrance, restricted floor access, a dedicated concierge, and residences that are purposefully located on floors or in wings of the building that don’t accommodate hotel guests. Each residence is also equipped with a personalized Nexus 5 tablet loaded with a state-of-the-art app allowing owners to access all of the hotel’s services including housekeeping, valet, concierge, in-room dining, and more without feeling like they’re just another overnight guest. Residents also enjoy privileges that hotel guests don’t, like private dining and catering, personal shopping and delivery services, on-site IT and technical support, and priority status at the hotel’s restaurants and spa.

1 Hotel & Homes’ ultimate mastery, however, is bringing a Millennial sense of sustainability and eco-conscious innovation to one of the most historically hedonistic destinations in America.

Michael Tillman, Managing Director of LeFrak Florida, 1 Hotel & Homes’ South Beach developer, who has been involved in the project’s development since its initial vision puts it this way: “When most people think about eco-friendliness, they picture an old Subaru and a bunch of long-haired, Phish-following hippies from Burlington, Vermont (I went to college in Vermont and was one of them). The idea that a hotel and residential development could hit the upper end of today’s luxury market while also pushing the envelope on its commitment to the environment still just doesn’t click with most people.”

So Tillman and his architects made sure it clicked right in front of people’s eyes. One of the largest living green walls in America climbs up the driftwood façade of 1 Hotel’s porte cochere. 1 Hotel’s interior is its own botanical preserve with over 11,000 plant species artfully clustered in microhabitats throughout the hotel’s public spaces and restaurants which assist in purifying and oxygenating the interior air. More subtly, the state-of-the-art, energy efficient heating and cooling systems also pipe 1 Hotel & Homes’ signature essence throughout the development’s interior blending aromatic high notes of eucalyptus, cedarwood, and cardamom with richer organic undertones like oakwood and tree moss.

 In the guest rooms, the smallest of which starts at a palatial 700 square feet, reclaimed “beetle kill” headboards and accent walls are a soothing departure from the typical wallpaper and fabrics trapping dust at most hotels. They also serve a more practical purpose in terms of 1 Hotel’s eco-ethos. Thousands of acres of trees in the U.S., primarily in Colorado, have died due an invasive “Beetle Kill” epidemic. Using the lumber of beetle-killed trees helps clear forests of the dead trees that cause wildfires, and allows for the extensive use of wood in design without deforestation. The beetle kill wood also played perfectly into 1 Hotel & Homes’ beach-centric interior design, derived from a signature bluish tint and ‘distressing’ that when sandblasted and white-washed with a lime paint creates a natural and durable driftwood finish.

Water quality is also a huge issue in South Florida. So while 1 Hotel’s bathtubs are more like personal plunge pools, they are filled with triple-filtered water that also flows from all of the hotel’s taps, sinks, and showers. A separate in-room drinking water dispenser that looks like a beer tap lets you re-fill your own water bottle every time you head back to the beach. Green cleaning products are used to clean all of the guest rooms and linens.

1 Homes’ residences start at $3.2 million for a two-bedroom, 1694 square foot unit on the 9th floor overlooking 1 Hotel’s pool deck up to $18 million for a four-bedroom, 3278 square foot penthouse on the 17th floor with unimpeded ocean views in three directions. The still unfinished four-bedroom, 4207 square foot duplex penthouse, which includes over 5000 square feet of outdoor entertaining space and a private pool with 360-degree views of the ocean and downtown Miami, will likely hit the market north of $16 million—unfinished.

On the hotel side, off-season rates for a standard 700 square foot king room start at $599/night. The 84 Studio Suites start at $699/night. If you want to vacation like you live in one of 1 Homes’ luxe penthouses, there’s also a seven room (two bedroom), 3600 square foot Oceanfront Presidential Suite (known as ‘The Beach House’) that goes for $10,000/night.
